Emerging Development: Land Use and Development Permit Application

We are proposing a new mixed-use node at the centre of West District where new residents will have access to new shops, restaurants, services and high quality public spaces along the Broadcast AV SW Main Street and directly beside the expansive and award-winning Radio Park. This public park space is currently under construction and will be open in Summer 2025.

Land Use Redesignation Application

We have submitted a Land Use Redesignation application (also referred to as zoning) for three blocks surrounding Radio Park within West District. This application supports our mixed-use multi-residential development vision for the area. The proposed Land Use is a Direct Control (DC) District with site-specific rules around height, build-able floor area, setbacks, types of uses and other building details. The proposed Land Use Redesignation will enable maximum heights ranging from 6 storeys to 26 storeys.

Development Permit

A Concurrent Development Permit application has been submitted for the first phase of development within the application area, on the block located west of Radio Park. The Development Permit illustrates the architectural design and development details for this site, and proposes outdoor plazas, spaces for businesses, and new housing in the form of townhomes and apartments. Development within the Land Use Redesignation application area will build out over the next three to ten year horizon, and development permits for the remaining blocks will be available for public review in the future.

Commitment to Affordable Housing

Truman is dedicated to delivering affordable homes in West District. Ten percent of all homes within these three blocks will be owned and operated by local non-profit housing providers. Truman is working with local non-profit Liberty Housing Organization and established senior housing organizations to deliver new affordable homes and seniors supportive housing opportunities for Calgarians in greater need of support.
